Property Management Services

 

· Promotion of your property for rent by placing ads in the newspaper, web page, signs, and current rentals list.

 

· Screening: rental history, credit, and employment.  Enter into a lease for terms of 6 to 12 months.

 

· Collection of rents and security deposits.  (normally the security deposit is equal to one month’s rent)

 

· Inspection of property and completion of a condition report.

 

· Inspection of property and disbursement of security deposit when tenant moves out.

 

· Payment of bills including: Utilities, Mortgage, Homeowners Association dues, Insurance and Taxes.

 

· Arrangements can be made to have utilities kept on during winter months.

 

· Monthly newsletter including topics of interest to you

 

· Monthly statements showing your income and expenses for the current month and year to date after the bills are paid. Original invoices for any expenses that have occurred will be attached along with a personal memo telling you about any expenses, condition of your rental, and the tenant.

 

· Year end statement that can be given to your tax preparer, and 1099 for tax purposes.

 

· Fixing problems for tenants (depending on the problem) which helps keep them happy and reduces the vacancy factor. Emergencies can be fixed with in 24 hours, if possible if the tenant asks for cosmetic changes you will be consulted first for the approval or denial of the request.

                    

 

Additional Information

 

· Management contracts are for the period of time shown and then continue on a month-to-month basis, with 30 days notice required for cancellation.

 

· The following expenses are not included in the management fee, but are billed to the owner separately:  Newspaper advertising costs, utilities, and expenses incurred from maintaining or repairing the property.

 

· State law requires that your account balance with The Property Manager can not drop below zero, so a $50.00 balance is maintained in all accounts each month for emergencies. No expenses (including advertising) can be incurred until there is money in the owner’s account to pay for the bill. To operate otherwise would be contrary to the Colorado Real Estate Law and costs this office its license.
